2. Nature of Services & Liability

Klehomerie provides services solely as Technical Coordinator and Owner's Representative. We are not a General Contractor, Civil Engineer, Insurance Provider, or guarantor of results.

Third-Party Liability: Klehomerie acts as an intermediary for third-party vendors (e.g., artisans, plumbers, electricians). We bear no liability for their acts or omissions, provided we exercised due professional care in selecting licensed vendors at engagement.

No Guarantees: We do not guarantee rental yields, sale outcomes, or property performance. Services exclude force majeure events (e.g., natural disasters, pandemics).

Limitation of Liability: Total liability shall not exceed fees paid in the 12 months preceding the claim. We disclaim indirect damages (e.g., lost profits).

3. Operational Authority (Asset Guardianship)

Under a Guardianship Retainer, Klehomerie may execute emergency repairs up to €300 (+VAT) per incident without prior approval, solely to ensure asset safety or habitability. Clients will be notified promptly thereafter.

4. Payment Terms

Invoices are payable within 7 business days of issuance, unless a private agreement states otherwise. Late payments accrue interest at the ECB base rate + 8% per Law 4624/2019. For managed rentals, fees may be deducted from rental income at source.

8. Governing Law & Disputes

These Terms are governed by Greek law. Disputes fall under exclusive jurisdiction of Athens Courts. For EU consumers, alternative dispute resolution is available via www.eccnet.eu.
