The Starting Condition
The client came to us as the owner of a resale apartment in central Athens. The property had a known Asset Risk: moisture-related deterioration affecting the lower sections of several interior walls, with visible surface mold as a result.
Surfaces like this can be addressed in different ways, ranging from a light cosmetic treatment to a full structural remediation, depending on scope, budget, and what the owner actually needs from the property.

The client weighed the options and made a clear decision: rather than invest heavily in a property they intended to sell, they would pursue a controlled exit. The goal was to treat the affected surfaces, stage the apartment properly, and bring it to market without overcapitalizing. That's not a corner-cutting approach — it's a deliberate business call, and it required the right technical execution to hold up.
Phase 1: Sanitation and Staging
Our role at Klehomerie was to design the intervention scope, coordinate the right contractors for each element of the work, and oversee execution on behalf of the client.
For the mold treatment, a specialist contractor applied a high-alkaline sanitation process using hydrated lime across all affected surfaces. Hydrated lime creates an alkaline environment that neutralizes mold at the surface and within the substrate — a method with a long track record in older masonry buildings, which make up much of the resale stock in central Athens. Once the treatment was complete and surfaces were confirmed stable, Vivechrom Eco Neopal, a premium antimicrobial coating, was applied before the cosmetic staging work began.

The scope was deliberately contained: address what's present, protect the surface, prepare the apartment for a clean and credible market presentation.
What Turned Up at the Delivery Walkthrough
Before signing off on the staging phase, we conducted a final walkthrough — a standard step in our handover process. It was during this inspection that we noticed a water thread emerging from the lower corner of one of the rooms. A small detail, easy to overlook. We documented it with video on site and didn't move on.
Cosmetic work on that wall was stopped immediately. Finishing a surface over an unresolved moisture source doesn't fix anything — it just moves the problem forward in time, usually to the next owner.
Phase 2: Diagnosis, Coordination, and Plumbing Replacement
We opened the wall to find the source. The failure was at the junction between the building's original cast-iron evacuation pipe and a newer plastic pipe on the kitchen side. The two hadn't been properly sealed where they met, and water had been tracking through the gap and into the masonry.

This kind of issue is fairly common in central Athens apartments where plumbing has been partially updated over the years — newer plastic pipework connected to original cast-iron infrastructure, not always with a reliable seal at the transition. It doesn't present as an obvious problem. It moves slowly, stays hidden, and tends to surface only when someone is specifically looking for it.
We coordinated an on-site visit with an insurance assessor, physically demonstrated the pipe failure, and provided the full photographic and video documentation we had gathered. The assessor confirmed the defect.
A plumbing contractor replaced the old cast-iron pipework in full with a Valsir system — a current-standard plastic evacuation system built for long-term reliability and compatibility. We maintained a complete photographic record throughout the excavation and replacement, both for technical documentation and to support the insurance process.

Once the plumbing was resolved and the wall was confirmed dry, the cosmetic finish was completed and the staging phase closed out.
What This Case Illustrates for Investors
Two separate problems. Two separate decisions. One coherent outcome.
The initial Asset Risk shaped the client's strategy from day one. The plumbing failure was invisible until we looked — and it would have stayed invisible to any buyer walking through without a Technical Audit. Caught during our delivery walkthrough, it was resolved before the apartment went to market. Caught after a sale, the CapEx and the headache would have landed entirely on the new owner.
The walkthrough that found the leak isn't an exceptional measure. It's just how we work. But that kind of systematic attention is exactly what makes the difference when there's something to find.
