How We Classify What We Find
A finding is only useful if you know how seriously to take it. Every item we inspect is scored against a consistent four-tier scale, the same scale on every visit, on every property, so a report from January means the same thing as a report from June.
Critical Failure
A safety, security, or structural risk that needs your decision now.
Minor Defect
No immediate danger, but it belongs in your maintenance and CapEx planning.
Conformed
Meets the expected standard. No action needed.

Findings are diagnostic and observational. We are not certified civil engineers, and this system does not replace a formal Technical Due Diligence or legal title search. Where certification or legal sign-off is required, we coordinate it through licensed, independent professionals. That boundary is deliberate, and we state it plainly rather than blur it.
The CapEx Discipline
Checkpoint One
Our 5-Year CapEx estimate, produced during the Golden Ticket Technical Audit, is compared against the real quotation a contractor provides when work is actually proposed. That comparison is how we know whether our own forecasting is reliable, and it is how we improve it.
Checkpoint Two
Once work is contracted, spend is tracked against budget, item by item, so scope creep and change orders are visible while they are still small.
A forecast you can audit against reality is a financial instrument. A forecast nobody checks is a guess with good formatting.

A deep, 40-point technical audit across five fixed asset classes β electrical, plumbing and HVAC, joinery and closings, finishes and surfaces, amenities. The output is a baseline condition report and the 5-Year CapEx forecast referenced above.
The Coordinator
The transition from acquisition to a performing asset β utility activation, a centralized Digital Vault for every document that matters, and ongoing oversight of contracted works against the forecast.
The Guardian
Continuous protective monitoring for vacant or lightly occupied assets β scheduled visits on a fixed cadence, plus an event-triggered layer that watches live geo-hazard data for seismic, fire, and severe weather risk within range of your property, so a check-in isn't the only thing standing between an event and your asset.
Where Our Mandate Ends
We are your on-the-ground technical director. We diagnose, we forecast, we coordinate. We do not execute physical repairs ourselves, we do not issue civil engineering sign-offs, and we do not perform legal title work.
We say this outright because an asset manager who claims to do everything is usually the one doing nothing to a verifiable standard. Our value is the barrier we put between your asset and local operational chaos, not a claim to expertise we do not hold.
