A System, Not a Relationship

The Foundation

Three commitments sit underneath everything else we do.

Absolute Technical Transparency

You receive unfiltered, data-driven findings on the condition of your asset, including findings that are commercially inconvenient for us to report.

Zero Conflict of Interest

We operate a strict zero-kickback, zero-commission policy with every contractor, broker, and vendor we work with. We represent the asset and the owner. Nobody else.

Protecting the Concrete

Long-term structural integrity takes priority over the superficial, short-term fix that looks good in a monthly report and costs you twice over in three years.

How We Classify What We Find

A finding is only useful if you know how seriously to take it. Every item we inspect is scored against a consistent four-tier scale, the same scale on every visit, on every property, so a report from January means the same thing as a report from June.

Critical Failure

A safety, security, or structural risk that needs your decision now.

Minor Defect

No immediate danger, but it belongs in your maintenance and CapEx planning.

Conformed

Meets the expected standard. No action needed.

Not relevant to this asset.

Findings are diagnostic and observational. We are not certified civil engineers, and this system does not replace a formal Technical Due Diligence or legal title search. Where certification or legal sign-off is required, we coordinate it through licensed, independent professionals. That boundary is deliberate, and we state it plainly rather than blur it.

The CapEx Discipline

Checkpoint One

Our 5-Year CapEx estimate, produced during the Golden Ticket Technical Audit, is compared against the real quotation a contractor provides when work is actually proposed. That comparison is how we know whether our own forecasting is reliable, and it is how we improve it.

Checkpoint Two

Once work is contracted, spend is tracked against budget, item by item, so scope creep and change orders are visible while they are still small.

A forecast you can audit against reality is a financial instrument. A forecast nobody checks is a guess with good formatting.

Where Our Mandate Ends

We are your on-the-ground technical director. We diagnose, we forecast, we coordinate. We do not execute physical repairs ourselves, we do not issue civil engineering sign-offs, and we do not perform legal title work.
